The Job role:

Key Responsibilities:

What is Asset Consultancy?

Our Asset Consulting team is a multi-disciplinary group and part of the wider Specialist Engineering community within The company. Known for their pragmatic, hands-on approach, they work closely with their clients to diagnose and solve problems, optimise building performance, reduce running and operational costs and plan for organisational change. What will you be doing?

Associate Directors within the practice are responsible for taking a lead on technical problem solving and whole projects across many sectors including sport and culture, aviation, commercial, scientific and education. Recent projects have included major airports, national football stadia, university campuses and corporate headquarter buildings as well as an ongoing portfolio of work in the local region.

Input to the projects is likely to be varied but will include the requirement to:

Provide professional property advice to clients and end-users including, but not limited to, building performance, forward maintenance planning, capital expenditure programming, dilapidations, creative reuse and project management activities,

Act as Project Director,

Lead development of strategic, technically based reports and plans to present directly to clients and end-users,

Take ownership for client relationships with end-users, developers, contractors, etc.

Organise resources and ensure that services and projects are carried out to an agreed programme and within budget,

Prepare financial proposals for new work,

Set up and manage job/project administrative systems, including planning job resourcing/expenditure,

Ensure all relevant The company staff are informed of client matters,

Contribute to and lead The company wide initiatives with respect to technical development / market sectors and processes.

More about you.

As an experienced property professional, it is expected that you will be able to demonstrate:

Chartered status with a relevant industry body (such as the RICS, CIBSE or similar) with experience in facilities management/property consultancy.

Ability to accept a high degree of responsibility in a team-based organisation, combined with the ability to work independently.

Experience in the preparation of professional reports for delivery direct to a client audience,

Project management and coordination of multi-disciplinary teams,

Strong financial and account management skills,

The applicant will need to be an excellent communicator (verbal, written and listening) with experience of presenting (you will often be required to present solutions directly to clients)

Bachelors degree (BEng) / BSc or Masters degree (MEng) / MSc in relevant discipline.

* Experience in leading a team.
* Schedule the maintenance and repair of building services assets in accordance with the contract specification, manufacturers guidelines, industry standards and approved codes of practice and site-specific documentation, including method statements and risk assessments and safe system of works procedures.
* Respond to breakdowns and reactive calls in accordance with the contracted service level agreements.
* Diagnose faults with building services assets and complete repair at first response, or if not possible, advise on course of action to ensure that repairs are completed by a competent person.
* Monitor plant, equipment, systems whilst carrying out works to ensure that service continuity is maintained, or provide specific information to the Customer relating to the required downtime to carry out the works.
* Research via manufacturers service manuals, or wholesale supplier databases, and provide specific information to the Service Desk relating to the procurement of spare parts, specialist components, fixtures and fittings required to complete tasks.

* Ensure that all plant, equipment, plant rooms, installations and other designated areas are kept clean, tidy, and organised, and ensure that working areas are safe areas of work.
* Ensure that all tools, instruments, consumables and spares dry, clean, tidy, and organised, and that all calibration requirements are met to ensure compliance with quality standards.
* Ensure that all waste materials and packaging are removed from the place of work to designated refuse or recycling points.
* Ensure that all hazardous materials owned or used by JCA or its sub-contractors are stored in designated areas or enclosures in accordance with COSHH regulations.
* Ensure that critical and / or economic spares and consumables are maintained on site. Liaise with the Service Desk team to ensure that spares and consumables are quoted, ordered, delivered and stored on site so that planned and reactive works can be completed
* Review maintenance procedures for the specific building asset and provide advice as to whether any of the procedures are inaccurate, not applicable, outside of skillset, or unsafe to complete without further risk mitigation. Escalate to line manager so that appropriate steps can be taken to implement a change control process to documented procedures, or to ensure that the necessary risk assessments can be completed to enable safe working practices.
* Complete engineers logs on the completion of planned and reactive works, detailing summary of works completed, notable exceptions, further works required, spare part requisition, travel time, start time and completion time of task in accordance with JCA. Documentation to be completed using the JCA Field Service CAFM platform.
* Complete site-based information logs, registers, records and manuals and maintain in a tidy professional manner.
* Assist in the creation of standard operating procedures (SOP's) when requested.
* Assist in the creation of emergency operating procedures (EOP's) when requested.
* To be available for overtime or shift dependant on role.
* Ensure that company brand is maintained, relating to appearance, management of tools, equipment, JCA owned and hired plant.
